What to Track for Demolition Contractors

Demolition is one of the most heavily regulated activities in UK construction. The risks are severe — structural collapse, asbestos exposure, falling debris, noise, dust, and vibration — and the compliance requirements reflect this. Demolition contractors must navigate a complex framework of notifications, surveys, method statements, and monitoring before, during, and after demolition work.

Before any demolition work begins, the contractor must submit a Section 80 notice to the local authority under the Building Act 1984. This notice must be served at least 6 weeks before demolition starts and must include details of the building, the proposed method of demolition, and the precautions to be taken. Failure to serve a Section 80 notice is a criminal offence.

Asbestos is present in the majority of buildings constructed before 2000. The Control of Asbestos Regulations 2012 require that a Refurbishment and Demolition (R&D) asbestos survey is carried out before any demolition work begins. An R&D survey is more intrusive than a standard management survey — it involves destructive inspection to locate all asbestos-containing materials. If licensed asbestos is found, it must be removed by a licensed asbestos removal contractor before demolition can proceed.

CDM 2015 places specific duties on demolition work. A demolition method statement must be prepared by a competent person, covering the sequence of demolition, exclusion zones, structural stability during partial demolition, dust and noise control, and waste management. The principal contractor must ensure that the demolition method statement is reviewed and signed off before work starts.

Vibration and noise monitoring is often required on demolition sites, particularly in urban areas. BS 5228 (Code of Practice for Noise and Vibration Control on Construction and Open Sites) provides the framework for monitoring and controlling these impacts. Local authorities can impose conditions on demolition permits limiting working hours, noise levels, and vibration thresholds.
