What Are Asbestos Survey Records?
Asbestos survey records are the detailed reports produced by qualified asbestos surveyors that document every location where asbestos-containing materials have been found in a building. The records identify the type of asbestos (chrysotile, amosite, crocidolite), its condition, the risk it presents, and recommendations for management or removal. There are two types of survey: management surveys for occupied buildings and refurbishment/demolition surveys required before any building work. Survey records must be accessible to anyone who may disturb asbestos during their work.
Why Asbestos Survey Records Matter
Starting refurbishment or demolition work without current asbestos survey records is one of the most dangerous things a contractor can do. Asbestos fibres are invisible and odourless — workers can be exposed without knowing. Survey records are the only way to know where asbestos is before disturbing building materials. What is the difference between a Type 2 and Type 3 asbestos survey?
The terminology has changed. Current guidance refers to management surveys (replacing the old Type 2) and refurbishment/demolition surveys (replacing the old Type 3). Management surveys locate asbestos during normal occupation. Refurbishment/demolition surveys are more intrusive and are required before any work that disturbs the building fabric.
How long are asbestos survey records valid?
There is no fixed expiry date, but survey records should be reviewed at least annually and updated whenever the building is altered. A refurbishment/demolition survey is specific to the planned work scope — if the scope changes, a new or updated survey may be needed. Records must reflect current conditions.
Can a contractor carry out their own asbestos survey?
Asbestos surveys must be carried out by a competent person with appropriate qualifications and experience. For refurbishment/demolition surveys, this typically means a UKAS-accredited surveyor. While an experienced person can carry out a management survey, using an accredited surveyor provides greater assurance and is strongly recommended.
